Our Services especially in structural audit, tendering and Project execution

1.Structural Audit/ Survey of the existing structure.

(i)

    • Structural audit of the building as per CIDCO/ NMMC/ BMC /TMC Bye Laws of the Co Op Hsg. Society Ltd.
    • Visual inspection of each and every structural member such as columns, beams and slabs both from inside and outside the building.
    • Tapping exercise of the structures members with a light weight hammer
    • The building will be surveyed for the defects in the External Plaster, Structural Members as Columns, Beams, other RCC members, Terrace Water Proofing, Parapet Walls, Overhead Water Tanks, Plumbing Lines, Plinth Protection, Compound Wall and Pump Room and External Painting etc.
    • Non-Destructive Tests (N.D.T) will be conducted (If required according to the observed defects) such as (i) Ultrasonic Pulse Velocity test

(ii)  Schmidt  /  Rebound  Hammer  Test 

(iii)  Carbonation  Depth  Test

(iv) Half Cell Potential Survey

(v) Cover Meter Survey

(vi) Core Test

(vii) Chemical analysis PH, Chloride, So3.

    • Theoretical analysis of the building/ structure as per available structural drawings.
    • Photographic exhibits of the critical areas.
    • Recommendation for the observed defects.
    • Estimated cost for the repair of the building. (BOQ)

2.Tendering Procedure

Preparation of the tender document which includes the

(I) Scope of Work

(II) Period of the Project

(III) Prerequisites of the contractor on Technical Support and equipment Support

(IV) Financial security of the Society

(V) Bill of quantities of the items required to be undertaken and

(VI) Technical Specification.

  • Floating of the tenders by giving advertisement in the newspaper.
  • Comparative Statement of tender document (submitted by the contractors).
  • Selection of the best contractor for repair work of your society building
  • To prepare the contractor agreement document between the society and contractor with required terms and conditions before the commencement of the work.
  • To prepare the scheduled chart (Bar-Chart) for the progress of the work.

3.Supervision and Quality Control & Bill Certification of the ongoing repair work of the building.

 

  • To take the responsibilities for the quality of the repair work.
  • Quality Control of the ongoing repair work at the site.
  • To maintain quality, speed, and economy in the work.
  • To providing corrective supervision during the progress of the work.
  • Check the quality of the materials (Cement, Sand, Chemicals, Paint, and Plumbing Materials) etc.
